Condition

Condition decides where inside each range you land. A home that has been professionally cleaned in the last month sits near the bottom of the range. Frequency

Frequency is the lever most people underuse. Recurring visits are priced at the standard maintenance rate rather than the deep clean rate, because a maintained home never accumulates the buildup that makes a deep clean necessary in the first place.

What add-ons cost on top

Why the first visit usually costs more

The first professional clean in a home is almost always a deep clean or a mini deep clean, and that surprises people who were quoted a maintenance price by someone else. There is a practical reason for it. Baseboards, door frames, vent covers, cabinet fronts, grout lines and light fixtures hold months of accumulated dust and film, and none of that comes off inside a standard visit. If we skipped it, your maintenance visits would keep working around dirt instead of on top of a clean baseline.

Once that reset is done, a standard clean on a weekly, biweekly or monthly rhythm can maintain the result at the lower rate.

How to lower your cost without lowering your standard

  • Move to a recurring schedule — recurring visits are priced at the standard rate, not the deep rate, and your first month is 30% off.
  • Book the reset once. One deep clean up front keeps every visit after it in the maintenance range.

  • Clear surfaces and floors before we arrive so the time you are paying for goes into cleaning, not tidying.

What the price does not include

Being clear about exclusions is part of quoting honestly. The per-square-foot rate covers labor, our equipment and our products. It does not cover add-ons you have not asked for, and we do not add them to a visit without confirming first.

It also does not cover work that is genuinely a different job. Carpet cleaning, pressure washing, post-construction dust removal and specialty cleanups are quoted separately, because each one needs different equipment and a different amount of time than a house clean. Do prices change for one-time visits?

The rates are the same, but the service usually is not. A one-time visit in a home that has not been professionally cleaned recently is a deep or mini deep clean, which is why one-off cleans typically cost more than a maintenance visit in the same house. That difference is service type, not a penalty for not signing up.
